What Buyers Notice Most in Homes
Over the years, I have shown hundreds of houses and even though every buyer is different, more often than not, I notice people focusing on the same aspects of a house consistently.
These are only my opinions, but I think for the most part, you will agree.

- Buyers won't even get out of the car if they don't like the curb appeal.
- Bathrooms matter a lot, but buyers are almost always more impressed with larger bedroom closets.
- Homes with tile counter tops get rejected way more often than granite.
Even though it shouldn't be a big deal breaker, it is. - If the back yard is big enough to squeeze in a pool, buyers are usually happy with it.
- Tile flooring seems to be a much bigger hit than wood.
- It's better to have no appliances than old, worn out ones.
- Attractive kitchen cabinetry impresses almost everyone, even the people who say they don't care about updated kitchens.
- Side yards that are wide enough to fit an RV, vehicle, or sports equipment is vital to a high percentage of buyers.
They usually don't mind if they have to have a gate built as long as the space is available.
- Houses that are occupied and well decorated wow buyers more than vacant foreclosures that are in fairly good shape.
That is proof that staging really does work like a charm.
- Pictures of the seller's family members on the wall distract buyers.
- Sellers who are present at a showing and aren't friendly make buyers feel like they wouldn't want to sell the house to them.
- Unclean houses just scream "steal of a deal" to buyers, even if the property is physically and structurally in good shape.
