Kansas has drafted and implemented its own statutes called the Kansas Residential Landlord and Tenant Act (KRLTA). The Act specifies the laws and provisions concerning residential rental agreements. The KRLTA defines the obligations both the tenant and landlord must fulfill during the rental period. The state of Kansas requires rental agreements to include certain terms; monthly rent, length of the agreement and all tenant and landlord obligations. The KRLTA stipulates various duties the landlord must perform, including adhering to all the housing and building codes concerning health and safety, maintaining common areas used by tenants, maintaining and repairing any electrical or plumbing problems. A landlord must supply running hot water and provide waste receptacles in a common area of the building for tenants to throw away any trash. The KRLTA is clear regarding tenants' obligations, like removing trash from the rented unit, maintaining a clean residential unit, taking on any responsibility for damage arising out of the tenant's action, refraining from interrupting any other tenants' quiet enjoyment of their rented space and cleaning plumbing fixtures to prevent mold.
