What to Look for When Considering an Investment Property

Use the correct verbiage in your description to emphasize the benefits that are directed to the most likely end buyer in mind.
For families, focus on parks, schools, finished basements, fenced yards and quiet streets, not on a through street.
If your home is designed for a retired couple or empty nesters, focus on your great neighborhood and the nearby medical facilities.
If you're selling a bungalow emphasize that there are no or very few stairs to climb.
List the shopping amenities within your neighborhood and at your home.
Show off your house on a flyer in a flyer box on a signpost or a flyer box attached to your front door.
Focus on Access Easy Access - Whether you are selling on your own or using a realtor, you have to allow access.
People have to get in and see your home.
Working with the MLS realtors, install a lockbox to provide access that requires a programmed key.
This enables realtors to show your house without your presence or the listing agent being there, if you so choose.
Signage & Flyer Boxes - Make sure your signage includes your website and contact phone number.
Consider adding a flyer box.
Add an FM transmitter inside to describe your home so you can be picked up on a local radio station.
Live Answering Service - You should even consider adding a live answering service or add a voicemail system with a voicemail box and respond quickly to the messages.
Measuring Tape - If your home is vacant, leave out a measuring tape.
That way, potential buyers/tenant buyers can measure your home.
They can determine if their furniture will fit into your house.
Lead Buyers - If you show the house yourself, know how to lead buyers to the next step.
Say something like, "Here's what we need to do next," or, "How about coming by today at 7PM?" Keep emotions involved.
Don't drop the ball now.
In your house, draw attention to special features - use small signage or even sticky notes.
Include Detailed Directions Potential buyers need to find your home.
Obviously, you need to include signage at the front of your home, and if possible, at the back.
Add those directional signs we have all seen, called bandit signs, to direct street traffic to your house.
These signs are usually removed fairly quickly by the city and by neighbors so be prepared to replace them.
Contact your city or town for more details concerning allowed usage.
Post Flyers Visit your local grocery store and convenience store.
You have probably seen many flyers there.
Add yours with the tear-off tabs.
If your house is vacant, pay the neighbors' children to mow the lawn, shovel the walk and driveway and refill the flyer box for a flat fee per time.
Place Local Ads For condominiums where signage is often not allowed or even feasible, place a condo ad in the local flyer, neighborhood monthly newsletter, and of course the local grocery store where neighbors go to buy their groceries.
Provide your contact information including a cell phone number.
On your website and flyers, show potential buyers and tenant buyers ahead of time what the offer will look like.
Consider adding a rent vs.
own calculator to highlight the advantages of owning.
You may even include the amount they need for down payments or monthly payments.
Although this may eliminate some unqualified buyers, it's a tool that reinforces to buyers that the house for purchase is worth it's asking price.
This will help them rationalize buying your home.
