Why Post-It Notes Are Used by Successful Real Estate Investors
Focused Why do we do post-it notes? Why does it work? First of all, its super focused.
You can identify the exact streets that you want.
You can do street A without doing street B.
Then you can do street C without doing street D.
That's how focused you can be.
You could even say, "I want you to do the south side of street A but not the north side.
" You can really get super focused.
Cheap They're cheap.
As we go through this tonight you'll see that a post-it note that's printed and delivered is generally done for less than 25 to 30 cents per post-it note.
The very cheapest a postcard can ever be is around 30 or 32 cents for a very basic one.
If you want any sort of embellished post card it's going to be $.
40-60.
If you're going to get a fancy postcard it can be $.
80-90.
Letters are going to be around $.
80 to $1 per letter.
Post-it notes are a very cost-effective way of getting out a message to potential sellers.
High Response Rate You're going to get a very high response rate.
One reason is it's going to be right there when they come home.
It's going to be sticking on their door or window.
It's going to be the way we design it.
It is yellow with black ink.
What does that remind anyone of when you get a yellow post-it note with black ink on your door? If you've ever gotten FedEx package or something, that's what FedEx does, and UPS.
It reminds people in theory that maybe it's a FedEx or UPS note.
It might be something they might be interested in - somebody's trying to mail them a package of some sort.
I'm not suggesting that you put FedEx or UPS on there.
That's one of the caveats here, to not do that.
However, the general design of these cards - particularly from a distance - will remind somebody or make them initially think that it might be a FedEx or UPS notice on their door.
They're going to get very high readership because people are going to come home and it's going to be stuck on their door or window.
Somebody might throw it away without ever looking at it, but most people are at least going to read the first headline and maybe even a message or two.
They're going to try to figure out what this thing is.
That gives you a very high readership.
You're also going to get a very high response rate.
You can get response rates as much as 2-3%.
That means for every 100 post-it notes that you would post, you could get two or three calls.
Some of them might be a waste of time.
Maybe 50% of them are a waste of time.
That is a very good response rate.
They're quick to do and you can do them over and over again.
Once you get somebody you can trust and can deliver them well, you can go out and hit a neighborhood every 30 days or every six weeks, whatever you want to do.
You can get a repetitive event going.
In fact, what will happen is people that may throw it away the first three times, all the sudden maybe something has changed in their life.
They now need to sell their home and your post-it note is back there.
You can really concentrate on your neighborhoods.
