Common Problems Found During a Home Inspection
- All of a home's wires come into breakers, where there's a place for one wire, or circuit, per breaker. A common problem found during home inspection is when two circuits are twisted into one breaker and are overheating. Other electrical issues often discovered involve faulty wiring and non-working electrical outlets.
- Poor water flow can be an indication of corroded pipes, internal clogs or poor water pressure to the house. It can also be an indication of something wrong with one or more household appliances.
- Gaps in air ducts in the attic or in the air handler, or a leak in the connection between an air conditioning system and the house can cause a system to under-perform.
- The membrane installed under tile roofs can rot, tear or wear out over time, leading to leaks. Roofs can also lose shingles, leading to the potential for more leaks.
- Many common problems found during a home inspection are issues that were likely present when the house was first built, such as a patio that has no strapping, undersized wood used for the roof, a poor patch or repair job or even structural issues related to how the foundation was laid or how pertinent systems were installed.
- Often, homeowners do home improvement projects on their own, without proper permitting or oversight by a licensed contractor. Many times, these "upgrades" are not eligible to be tallied into a home's overall square footage, which can reduce the appraised value of a property.
- Mold can be found in a home as a result of plumbing issues, leaks or blocked exhaust vents. Some types of mold are very hard to eradicate and pose a serious health hazard.
- Common problems found during a home inspection can include the discovery of insect infestation by termites and carpenter ants. A home inspection will reveal active infestation as well as identify conditions conducive to future infestations.
