Many homeowners who have pools are intimidated when it comes time to sell the property.
Pools have long been a tricky area to sell, but it doesn't have to be.
You don't want your in-ground swimming pool to become a liability.
Here are some tips to ensure your job of selling a house with a pool is no more difficult than selling one without.
1.
The entire area around the pool should look both tidy and safe.
Chemicals should be safely stored.
Furniture should be neatly organized.
Any fences or gating should work perfectly.
If anything is in disrepair, at this point, fix it.

Your pool area is just another room.
Consider it an extension of your house.
The area should be inviting and welcoming to any prospective homeowners.
A few tasteful accents will make your pool area shine.

Allow poolside dining.
Create an area near your pool for dining, perhaps with a grill.
Some property owners create a lavish outdoor cooking area near their pools.
You certainly don't have to install a professional barbeque, but do consider creating a space for family dining.

Allow for storage needs.
It doesn't matter how big or modest your home is, there is always need for storage space.
An exterior room, such as a pool area, is no different.
Be sure you have plenty of nooks and crannies for all the odds and ends you might accumulate.
Your storage space near the pool should allow adequate storage of toys.
You'll need a child- and pet-safe area to store chemicals.
You'll also need something large enough to hide the cleaning equipment.
Lastly, a lovely basket or container for towels near the pool is a plus.

Don't leave it covered.
If you have a pool show it off.
The pool cover is a great accessory for a pool owner, but not so much when selling.
Don't hide your pool.
Uncover the entire thing and turn it on.
Pools look far more attractive if prospective buyers see they are correctly functioning.
This also adds the sound of running water to the area.
This will help your potential buyers imagine themselves in their outdoor retreat.
6.
Shades are important.
Most people who own pools have them both in the backyard and in full sunlight.
You need to provide some shade, somewhere.
You can use anything from a shade sail to a large outdoor umbrella.
You don't need to invest a great deal of money, you can find these items reasonably priced in most places.
7.
Add makeshift gardens.
A few large flowerpots with a few plants in each can create the atmosphere of a sanctuary.
If you have plenty of land outside the pool, don't forget to plant some beautiful shrubs or bushes there.
Green plants add a touch of luxury to your pool area.
They give the appearance of an oasis.
You'll need to locate hardy plants that work well with your climate and will survive being poolside.
8.
Don't forget to add seating.
You need to focus on your seating poolside, as well.
You should have some chairs that have soft cushions.
Your prospective buyer may not want to be in the water all the time.
An area where they can just relax and watch the water is a must.
This is another move that will make the pool area seem more like a room.
It is recommended to place sun lounges facing the house unless you have some beautiful views.
No one wants to be staring at a fence or the side of the house near you.
It should either face the water, or both the water and whatever views you enjoy beyond your property.
